Cambridge's Post-Pandemic Commercial District Study

Cambridge Econometrics was commissioned by the City of Cambridge to analyze the performance of the City’s eight commercial districts and retail sector, understanding how it can learn from its response to the Covid-19 pandemic and shifting visitation trends to increase economic vibrancy and be better prepared for potential future economic shocks.

Two reports were developed (in partnership with Agency Planning + Landscape), the first provided an in-depth analysis of citywide economic performance with emphasis on ground floor uses as well as lessons learned from the City’s Covid-19 programs, grants and responses to support small businesses. The second report analyzed the City’s eight commercial districts (such as Harvard Square and Kendall Square) in terms of small businesses, visitation and consumer spending, physical characteristics, and infrastructure that support each district’s competitiveness and vibrancy.

The findings from this analysis will support policy makers, business associations, local businesses, and other civil groups in making informed economic recovery decisions, while also shaping placemaking strategies, economic development planning as urban areas like Cambridge evolve in terms of commuting and hybrid/remote work and changing spending patterns.
